Another huge story: the accelerating financialization of real estate is now moving into the Care Economy, chewing up taxpayer dollars for long term care, primary care, child care because we're underwriting higher rents, or losing services that shutter to make way for more condos.

This -preservation of existing affordable housing- is key.
From 2011 to 2021 15 affordable rental units were lost for every 1 built.
Undoubtedly worse since rates hikes in 2022-23.
iMHO that's the biggest weak flank of the new federal housing strategy. Not absent. Just weak.
