Private rental inflation of nearly 10%pa may turn out to be as high as it gets but this doesn't mean that rents are expected to fall during the remainder of this year or into next year.

Given the time lag on this data I expect that the fall nationally is actually greater although there are some parts of the UK where prices have actually risen over the past year.

Average UK private rents increased by 9.2% in the 12 months to March 2024 according to Office for National Statistics (ONS). Average monthly rents increased to £1,285 (9.1%) in England, £727 (9.0%) in Wales and £947 (10.5%) in Scotland. Meanwhile average UK house prices decreased 0.2% over the last 12 months.
