The changes take social housing from 28.2% to 30%. We desperately need to stop conflating social and affordable housing so that politicians canā€™t make tiny improvements like this sound significant. Affordable housing in Waterloo could mean $750pw and only for 15 years

The best way to regulate rents now would be the most simple:
- limit increases during tenancies to a certain percentage - say, 3% pa (i.e. the top of RBA's inflation target)
- limit frequency to 1 pa (as 6/8 states already do)
- allow excessive-to-market challenges (as all do)
