Inspired by the excellent TheUpshot piece by Emily Badger and Francesca Paris: the percentage of adults living in the same house as a year ago by whether the housing unit is owned or rented, from 1976 to 2023 (using CPS ASEC data via IPUMS).

This picture is paralyzing for the housing market. The problem today isn't just that rates are at 7 percent. It's that the average homeowner with a mortgage has a rate three points lower -- an enormous disincentive to sell.

The New York Times As previously noted, “people having” is an ungrammatically fused participle that should read “people’s having,” and “a F.H.F.A. economist” is an error for “an F.H.F.A. economist,” because F.H.F.A., as spoken, begins with a vowel. Emily Badger Frankie Paris

Before the pandemic, few mortgage holders ever held fixed rates a full point or lower than what they could get on a new loan.

By Q4 2023, nearly 70% of U.S. mortgage holders were locked in *three points or more* below what the market was offering.

Emily Badger According to CDC death data, both motor vehicle accident deaths and homicide deaths both soared during both the Ferguson Effect and the Floyd Effect, especially among People of Color.

Emily Badger I would guess that brighter and higher aimed headlights of SUVs blinding drivers coming the opposite direction has some affect. The SUV may have slowed or stopped for a Ped, but oncoming traffic can't see the Ped (regardless of clothing) because headlights 'washout' vision.

Emily Badger Americans also simply drive way more than other developed countries, which acts as a multiplier for all of the issues (distraction, larger cars, etc.) discussed in the article

Shred the zoning rules, not the developers.

Here's an example of how one land use dominates cities (from 2019 Emily Badger The Upshot project)

Emily Badger The switch from HPS to LED for streetlights. The highly focused light from LED streetlights only illuminate the road and not the surrounding areas. The ambient light from HPS was enough in my backyard for me to sort the trash, now I need a headlamp to do it, am I the only one?
