Passing through Sloane Square today, so hostile for pedestrians there. Cars blocking the pedestrian crossing (and many jumping the red lights). Pavements too small, but multiple lanes for cars. Plus the worst road design straight outside the tube station.

1) caused housebuilding to surge to a record high
2) tripled social housing as a share of new housing
3) led to lower rents and a lower rent/income ratio

This is a great thread pretty much confirming what I though when I first saw the policy (change of behaviour would mean almost nothing raised).
Especially as share buybacks are mostly only used for improving board pay metrics, rather than anything useful for the company.
