20th century land use planning has created an awful lot of neighborhoods that are not well suited to an aging population. More diverse structure types at a range of price points in every neighborhood would help (and repeal Prop 13).

Starter homes are great, they just don't belong in this neighborhood. First-time homebuyers are practically renters, it's not like having *real* neighbors who are deeply connected to the community.

Jed articulates so well the disconnect between most academic research & policymakers' needs. A thoughtful, clearly written lit review (or similar translation of research for non-experts) punches above its weight in impact. Fewer Greek letters, more practical recommendations!

Key lesson for states that adopt new zoning/housing requirements for localities to meet: Providing high-quality, accessible training & TA for localities who are *willing* to comply goes a long way. Fighting a handful of active resisters is expensive.

Super important context for those who worry that upzoning alone won't fully solve affordability: That's true. But downzoning (which cities have done a lot!) makes affordability much, much worse. And keeping status quo zoning when housing demand increases is also problematic.
