As per Jake Blumgart, 1,674 new housing units have been approved for construction on City Ave. Thanks to the local leaders in Lower Merion for taking a bunch of parking lots and promoting mixed-use developments + new trails and bike lanes.

Interesting city ave breakdown. I can say the zoning on the philly side is awful, have looked at some properties there and the overlay has bizarre requirements that make new multifamily difficult such as 1 parking spot per unit, 20 foot setback etc. inquirer.com/real-estate/ci…

If your zoning rules are forcing a small business to hire me to tell them that they should reposition part of their coffee shop as an office solely to game out the square footage associated with their parking mandate, that's an indicator there's something wrong with your zoning.
