8-30g is a failed law that has created very little affordability in its 30+ yrs as a law. It lets developers bypass local zoning laws as long as they deed restrict 30% of housing units be deemed affordable but go back to market value after 30 or 40 yrs. $

Simsbury, like any other wealthy town well under the 10% in CT, could completely avoid 8-30g projects by proactively rezoning for more homes where + how it wants them. The good news is *everyone* who lives or works or wants to in town will benefit from it
