Alastair Parvin Funny, that. Nearby, a volume developer is building 500 homes with 30% affordable, a chunk of which will go to the local CLT along with new green space and community amenities, paid for by the council & CLT capturing a bigger share of the land value uplift.

For ‘viable’ read ‘profitable’

and for ‘farmland’ read ‘land that was previously worth a few £k hectare as farmland but has since been traded-up by land speculators, capturing £m/hectare so now there’s no money left for community infrastructure or affordable tenure homes’
